There is a lot of talk at the moment that the market is all doom and gloom. So how did we achieve three multi-offers in Auckland on three different properties in the last six weeks? The honest answer is that it comes down to having the right strategy for each particular property. Let us talk you through it.
Why Three Multi-Offers in Auckland Came Down to Strategy
No two homes are the same, and no two sellers are either. When we sit down with a client, we look at their personal circumstances, their specific property, their budget and their requirements. From there, we build a plan that fits them — not a one-size-fits-all approach.

Sunnyvale: Central-Standard Marketing, Out of Area
The first was in McKinley Road, Sunnyvale. That is not an area we normally sell in — we generally focus more on the central suburbs — but the client trusted our team to work out of area and get them a top result.
So we applied exactly the same methodology we use in Central:

The Neighbour: An Off-Market Opportunity
We then had the opportunity to meet the lovely neighbour nearby. Because of his personal circumstances and requirements, we listed his home off market, using the buyers already within our network.
After one weekend of open homes, that too became a multi-offer situation. Because it was done off market, it carried virtually no marketing cost — other than the council paperwork that makes it easier for buyers to evaluate a property with confidence.
Mt Albert: A Bespoke Deadline Sale
Next was Woodward Road in Mt Albert — a two-week deadline sale with a bespoke strategy built around that client. Another multi-offer, this time landing on an offer that was cash and unconditional. Different home, different circumstances, different plan — same care.
