Selling in Mt Albert This Spring: What September’s Auckland Property Data Means for You

By Sarah & Julie – Harcourts | Auckland Real Estate Agents | Selling Auckland-Wide. Licensed under the REAA 2008.

If you’re thinking about selling in Mt Albert this spring, you’ve probably noticed the headlines feel a little softer. We appraise homes here all the time, so we see first-hand what buyers actually want right now: school zones and room for families. We’re very short of family homes to sell, and we have active buyers looking to buy into the Mt Albert Grammar School zone. Let’s walk through the September data together, calmly, and what it means for you.

We Have Buyers Waiting For Mt Albert Grammar Zone Family Homes

Our conversations with buyers keep coming back to the same two things. Demand for these homes is outstripping what’s available right now.

  • The Mt Albert Grammar zone – for many families, being in zone is a must. It’s often the first question we’re asked at open homes.
  • Room for a family – that usually means three or more bedrooms, a second living space, a usable backyard and somewhere for the kids to play.

With more stock across Auckland, it’s easy to assume every buyer has plenty of choice. That isn’t the case for in-zone family homes in Mt Albert, which are exactly the homes our buyers keep asking us for.

If you own a family home in the Mt Albert Grammar zone and you’ve been wondering about selling, we’d love to hear from you. We can tell you honestly what our current buyers want and whether your home is a fit, before you commit to anything. Our Thinking of Selling page is a good place to start.

The Big Picture: Auckland In September

REINZ released its September figures on 14 October. For the Auckland region:

  • Median sale price: $950,000 – down 2.6% on September 2025.
  • Sales: 1,664 – down 19% year-on-year.
  • Median days to sell: 47 – four days longer than a year ago.
  • New listings: 3,581 – up 7.7% year-on-year.
  • House Price Index – down 3.2% annually.

Across New Zealand, available stock rose 10.7% to 34,001 homes. Once you adjust for the usual seasonal pattern, sales fell 4.3% from August, so the usual spring lift hasn’t quite arrived yet. Barfoot & Thompson’s figures tell a similar story: a median of $940,000 (up 1.1% on last year), sales down about a quarter, new listings up 21.5% from August, and month-end stock of 6,203 homes.

In short, Auckland prices are holding up better than sales. Buyers have more choice overall, which is exactly why well-targeted homes stand out.

Interest Rates: The OCR Rise

The Reserve Bank raised the Official Cash Rate to 2.75% on 2 September. REINZ noted the rise was mostly priced in, since many buyers had already expected it and adjusted their budgets. ASB expects the OCR to reach 3.25% by December. Rising rates make buyers more careful about price, but the families we’re talking to are still looking. For them, getting into zone matters more than the rate cycle.

Mt Albert By The Numbers

Looking at the last 12 months in Mt Albert specifically:

  • Median sale price – $1,177,083, down 8.2% on the previous 12 months.
  • Median days to sell – 37.
  • Median asking price – $1,079,330, down 8.1%.
  • Homes sold – 282 over the year.
  • New listings in the last month – 28.
  • Median rent – $650 a week, up 0.3%.

Mt Albert’s median has eased a little more than Auckland’s over the year, partly because of which homes happened to sell. Even so, homes here still sell faster than the Auckland median — 37 days compared with 47 — and roughly 23 homes a month are still selling. Mt Albert remains a suburb where good homes sell, and the in-zone family home is the type buyers are most keen on. List Before Summer, Or Wait Until After The Election?

With the general election in November, some owners are wondering whether to hold off. Elections can make some buyers pause, but they rarely change what a family needs: the right zone, enough bedrooms and a start date for school.

Listing before summer means less competition from the usual new-year rush, and you reach buyers who want to be settled before the school year starts. Waiting is a perfectly valid choice too — it just means meeting a fresh wave of stock in late summer. The best timing depends on your home and your plans. A few things we’d gently suggest keeping in mind:

  • Price off current evidence – buyers know recent sales, and a realistic launch earns the strongest attention in the first two weeks.
  • Lead with what buyers want – if you’re in the Mt Albert Grammar zone or have family-friendly space, make it front and centre.
  • Choose your method deliberately – deadline sale, auction, asking price or negotiation should suit your home and the buyers already looking.
  • Present it well – decluttering, tidying the garden and partial staging help your home stand out among the extra listings.

The Takeaway

The September data is softer, but it isn’t the whole story. Across Auckland, prices are holding better than sales, and buyers simply have more choice. In Mt Albert, in-zone family homes remain genuinely sought-after — we have buyers waiting for them now. If that describes your home, the market may be kinder to you than the headlines suggest.
